GND Group is a Middlesbrough-based property and building services group with more than 15 years of experience across residential, commercial and industrial property. Today, our specialist fire safety services support building owners, landlords, managing agents and organisations requiring professional fire door and passive fire protection solutions.
Our approach is straightforward. We believe clients should have one accountable team, a clear standard of workmanship and the documentation required to demonstrate what has been completed. From initial surveys and assessments through to installation, remedial works and project close-out, we provide a structured service focused on safety, compliance and long-term confidence.
Built on More Than 15 Years of Property Experience
GND Group developed from more than a decade of hands-on property experience throughout the North East. As the requirements of clients grew beyond general property management and maintenance, the business expanded into specialist building services including passive fire protection and electrical installation.
That background gives our team an important perspective when approaching fire safety work. We understand buildings not only from a contractor’s point of view, but also from the perspective of those responsible for owning, managing and maintaining them.
Our Managing Director has more than 15 years of experience in property and business, with experience spanning residential apartment blocks through to commercial and industrial premises. This influences the way GND Group approaches every programme of works, with an emphasis on completing projects properly, maintaining clear records and minimising unnecessary disruption to building occupants.
A Compliance-Led Approach to Fire Safety
Passive fire protection plays an important role in restricting the spread of fire and smoke through a building. Fire doors, fire-resistant compartment lines and correctly installed fire stopping therefore need to be treated as connected parts of the wider fire safety strategy rather than isolated products.
GND Group provides services including fire door installation, fire door remedial works, fire stopping, compartmentation and fire risk assessments. Our focus is on providing building owners and responsible persons with clearly delivered works supported by appropriate records.
Photographic close-out information and installation registers are used to create an auditable record of completed items. This can provide valuable evidence for managing agents, landlords and organisations responsible for demonstrating what work has been undertaken across a building or wider property portfolio.
Where relevant to a project, GND Group also works alongside an independent accredited Fire Risk Assessor who can provide third-party verification of completed remedial fire-stopping works. This provides separation between the contractor completing the installation and the professional assessing the completed work.
Rooted in Middlesbrough, Working Across the North East
GND Group is based in Middlesbrough and has strong roots throughout the North East. Both companies operating beneath the GND Group structure are registered from the group’s Middlesbrough office, while the wider business undertakes projects across Great Britain.
Our local base allows us to support landlords, building owners, managing agents and organisations throughout Middlesbrough and the surrounding Teesside area while retaining the capacity to deliver larger programmes further afield.
We work across residential, commercial and industrial buildings, adapting the way projects are planned around the premises, occupants and access requirements involved. That ownership perspective shapes how GND works: every remedial programme is approached the way we would want work carried out on our own buildings — compliant, properly certificated, and delivered with minimum disruption to occupiers.
Harry Fodden
Project Manager · Head of Operations
Harry is Head of Operations for GND and runs our projects on the ground, managing a team of 15. He is responsible for planning and phasing works against the client’s access programme, day-to-day supervision, RAMS and site safety, and the photographic close-out and installation register that accompanies every completed item. Harry is the dedicated working project manager and single point of contact throughout the works.
Gary Staines
Independent Fire Risk Assessor · Staines Safety Services
Gary is a fully accredited Fire Risk Assessor and works alongside GND as an independent assessor. He provides independent verification and sign-off of our completed remedial works, giving clients and their insurers documented, third-party assurance that fire-stopping has been reinstated correctly. His independence is deliberate: the sign-off carries weight precisely because it is not produced by the installing contractor. Staines Safety Services holds ISO 9001 and ISO 45001 certification via Citation.
